JMK Group are bringing forward proposals to repurpose an under-utilised office building to deliver a high-quality destination hotel, supporting the City Corporation’s Destination City initiative and helping to further enliven the area around The Monument, a key visitor asset within the Square Mile.

The existing site

The site

Peninsular House occupies a strategically important location at the intersection of several of the City’s most historic landmarks and an evolving commercial district, which has seen recent planning approvals for modern office developments. With exceptional connectivity and proximity to the City Cluster, the Thames and major visitor attractions, the site sits at the heart of the City’s continued evolution as a destination for both business and leisure visitors.

The current office use is increasingly misaligned with market demand and the changing character of the area. The proposed hotel redevelopment responds to this shift, better reflecting the growing role of leisure, hospitality and cultural activity in the City of London.

A destination hotel that activates the street front

The proposals include a high-quality destination hotel with new active food and beverage uses, designed to help enliven Monument Street and create an enhanced visitor experience. Located close to The Monument, one of the City of London’s most significant heritage assets, the hotel and associated uses would support the area’s role as a visitor destination and strengthen the local hospitality offer.
The proposed hotel would provide new guest rooms alongside a range of high-quality facilities, including food and beverage offers, a fitness centre and a well-lit central atrium, contributing to the evolving character of Monument Street.
The existing site structure

Retained building with sustainable upgrade


The proposals seek to retain and sensitively adapt the existing building, with targeted extensions that respond to and celebrate its original architectural character. The design also aims to improve how the building relates to surrounding streets, through changes at ground and first-floor level that help create a more engaging and welcoming street presence.
Retaining and refurbishing the existing structure would significantly reduce demolition waste, while enabling improvements to environmental performance, energy efficiency and climate change. This approach supports improved lifetime carbon outcomes and helps create a more sustainable, future-ready building.

High-quality design and heritage-led response


The proposals adopt a carefully considered design approach that responds positively to the building’s prominent island-site location on Monument Street. The design has been informed by a thorough understanding of the surrounding context, helping to ensure the proposals respect and respond to neighbouring buildings and nearby heritage assets, including The Monument.
The architecture seeks to balance contemporary design with sensitivity to its setting, using considered form, scale and materials to reinforce local character, improve the townscape and enhance the experience of this distinctive part of the City.
